Real estate investment in Spain hits a record €12 billion: what it means on the Costa del Sol

La inversión inmobiliaria en España bate récord: 12.034 millones y qué significa en la Costa del Sol

Real estate investment in Spain reached €12,034 million in the first half of 2026, up 59% on a year earlier and the strongest half-year figure on record, according to CBRE's report. For anyone buying on the Costa del Sol, the useful takeaway is not that you will now be bidding against a fund for the same apartment, but that professional capital is validating a market in which Andalusia already accounts for 8% of all investment in the country.

Why is this a record and not just another figure?

We are talking about institutional investment: funds, listed property vehicles, insurers and asset managers buying whole buildings, portfolios and income-producing assets. It does not include home sales between private individuals. The fact that this capital moved €12,034 million in six months means the analysts managing other people's money have concluded that Spanish real estate currently offers a better risk-return profile than other European alternatives.

The most telling signal is not the number itself but the revision of forecasts: CBRE had expected 2026 to close with growth of between 5% and 10%, and after the first half it has raised that estimate to above 15% for the full year.

What is that money being invested in?

The breakdown by segment explains what is really happening in the market far better than the headline does:

Segment Amount Share What is actually being bought
Residential €4,580m 38% Rental blocks, build-to-rent, student housing
Hotels €2,090m 17% Acquisition and repositioning of tourist establishments
Retail €1,630m 14% Shopping centres, retail parks and high-street units
Offices €1,621m 14% Corporate buildings, mainly in Madrid and Barcelona
Alternatives €1,400m 12% Data centres, healthcare assets, self-storage
Logistics €690m 6% Industrial warehouses and last-mile facilities

Residential is the largest segment, with €4,580 million and 38% of the total, but it is worth understanding which kind of residential: rental product bought by the block, not individual homes put up for sale. That distinction is decisive when interpreting the headline.

Where is that capital coming from?

Around half the volume comes from domestic investors, which rules out the reading of a bubble fuelled solely by passing foreign money. Among international capital, Canadian investors stand out with 17% of the total and US investors with 10%. By buyer type, institutional investors account for 23%, listed property vehicles 20% and asset managers 17%.

That profile matters: these are investors with long horizons and a high cost of capital, who move in when they expect stable income over many years. This is not speculative money on a twelve-month view.

How much of it reaches Andalusia and the Costa del Sol?

Madrid accounts for roughly half of all investment and Barcelona for 13%. Andalusia comes third with 8%, some €960 million in six months, ahead of the Valencia region and the Balearics (5% each) and the Canary Islands (3%).

That 8% is not evenly distributed. In Andalusia, most institutional interest concentrates in two segments where the Costa del Sol is a national leader: hotels, thanks to occupancy rates and the average spend of visitors to Malaga, and rental housing, driven by demand from skilled professionals relocating to the province. Marbella, Estepona and Malaga city are the names that come up again and again in these deals.

Will a fund outbid you on the same home?

In the vast majority of cases, no. A fund deploying €50 or €100 million does not bid on a three-bedroom apartment in Fuengirola: it buys entire developments, asset portfolios or a hotel. The products and the buying processes barely overlap.

Indirect effects do exist, and they are worth bearing in mind. When institutional capital absorbs entire new-build developments for the rental market, that supply never reaches the private buyer; and competition for development land raises the cost of future schemes. It is one more source of upward pressure on prices, rather than a direct threat at the negotiating table.

What does the private buyer actually buy on the Costa del Sol?

This is the parallel market where you actually operate. According to our July 2026 market report, built from the 8,787 homes for sale in our portfolio, this is how supply and median prices break down by town:

Municipality Homes for sale Median price
Marbella 2,221 €945,000
Estepona 1,426 €649,750
Mijas 1,246 €538,850
Fuengirola 708 €560,000
Benahavís 661 €1,195,000
Benalmádena 396 €596,500
Manilva 351 €369,000
Costa del Sol total 8,787 €650,000

The practical reading is that supply remains broad and highly uneven: there is a gap of more than €800,000 between the median in Manilva and the one in Benahavís. The institutional investment record does not change that range, but it does reinforce the argument that this is not a market in passing fashion.

What should you do with this information?

  • If you are buying to live in or as a second home, this figure is context, not urgency: it confirms underlying strength, it does not justify rushing a badly financed decision.
  • If you are buying to let, institutional appetite for rental housing is the best possible validation that rental demand in the province is structural.
  • If you were waiting for cheaper new-builds, bear in mind that some of those developments are being sold whole to investors before ever reaching the retail market.
  • If you are investing mid-sized amounts, the realistic route is not to imitate the fund but to buy one specific asset well: an established location, sound community finances and an entry price that stands up to analysis.

Conclusion

A record of €12,034 million says little about the specific apartment you are looking at and a great deal about the ground you are playing on. Professional capital, half of it domestic and with multi-year horizons, has decided Spanish real estate deserves more exposure, and Andalusia takes the third largest slice in the country.

At EVS PROPERTY GROUP we track these movements because they eventually show up in prices and in the supply available town by town. If you want to know what your budget buys today in Marbella, Estepona or Mijas, or whether a rental strategy makes sense, get in touch and we will analyse it with data, at no obligation.

Frequently asked questions

How much has been invested in Spanish real estate in 2026?

€12,034 million in the first half, 59% more than the same period in 2025 and the best half-year figure on record according to CBRE. The full-year forecast has been revised upwards to more than 15% growth.

Are investment funds pushing up house prices on the Costa del Sol?

Indirectly and partially. Funds do not bid on individual homes, but by absorbing entire developments for the rental market and competing for development land they reduce the supply reaching private buyers. Most of the price rise stems from limited supply and foreign demand, not from institutional investment.

What share of real estate investment goes to Andalusia?

8% of the national total, some €960 million in the first half of 2026. It is the third region by volume, behind only Madrid and Catalonia, and ahead of the Valencia region, the Balearics and the Canary Islands.

Is it a good time to invest in property on the Costa del Sol?

The underlying indicators are supportive: sustained international demand, limited supply and now institutional backing as well. That said, returns depend on the specific asset and the entry price, not on the macro headline: a poor property in a good market is still a poor investment.

What is the difference between institutional investment and residential sales?

Institutional investment measures deals by funds, listed property vehicles and insurers involving whole buildings, portfolios and income-producing assets. Sales statistics record transfers of individual homes between private parties. They are two separate markets that only touch indirectly.
