Living in Estepona

Estepona has earned the nickname ‘the garden of the Costa del Sol’: a restored Old Town with streets full of flowers and murals, a marina with a local atmosphere and more than 20 km of coastline stretching as far as the New Golden Mile, the strip that links it with Marbella and where much of the high-end new-build development on the entire Costa del Sol is concentrated.

The municipality has gained services at great speed – a new hospital, an auditorium, a renovated seafront promenade – while keeping an Andalusian character that other destinations have lost. Cancelada and Atalaya offer quiet residential living between golf and beach.

Buying property in Estepona

Estepona offers the best balance between price and future potential in the western Costa del Sol: plenty of new-build developments on the New Golden Mile and in Cancelada, apartments near the Old Town with strong holiday rental demand, and villas on golf urbanisations. Values have risen notably over the last decade and the municipality continues to attract investment. At EVS PROPERTY GROUP we help you compare developments and completion phases. Along the coastal strip to the west there are well-known enclaves such as El Velerín, Cancelada and Bahía Dorada, with limited but highly sought-after supply; if you are interested in one in particular, tell us and we will filter by that area.

Frequently asked questions about Estepona

What is Estepona's New Golden Mile?

The coastal strip between Estepona and San Pedro de Alcántara (Cancelada, Atalaya, El Paraíso): it is home to high-end new developments, golf courses and wide beaches, 10–15 minutes from Puerto Banús but with lower prices than Marbella.

Is it better to buy property in the Old Town or in an urbanisation?

The Old Town offers charm, local life and excellent holiday rental potential; the urbanisations of the New Golden Mile offer modern specifications, pools and security. It depends on whether your aim is to live the town life or to look for a resort setting and golf.

Is there still room for investment growth in Estepona?

The municipality started out with lower prices than Marbella and the gap has been closing as services and infrastructure improve, which has underpinned capital growth. Off-plan new-build with staged payments remains investors' preferred route.

How is Estepona for schools and healthcare?

Better than a few years ago. Estepona's public hospital, which opened in 2021, filled the long-standing gap in healthcare, and the choice of education combines state and state-subsidised (concertado) schools with international schools in the municipality and in the neighbouring areas of San Pedro and Sotogrande. Add the parks, the coastal walkway and an Old Town made for strolling, and you will understand why more and more families choose it as a year-round home.

How do you get around from Estepona without a train?

Mainly by car. There is no Cercanías commuter train, so the A-7 and the AP-7 motorway are your best friends: Marbella is about twenty minutes away and Málaga airport between forty-five minutes and an hour, depending on traffic and route. There are interurban buses and airport shuttles, and within the town everything can be done on foot, but to live comfortably in Estepona it is best to have your own vehicle.

Estepona blends the charm of its old town with one of the fastest-growing areas on the Costa del Sol, the New Golden Mile. Through EVS PROPERTY GROUP you can access 1,544 properties for sale, with a strong presence of new-build homes and prices more accessible than in Marbella.
