In this guide we look at what a flat in Malaga costs today, how much space each budget buys, how much to set aside for taxes and the notary, and when it pays to look at Costa del Sol towns instead of the city itself.
How much do flats in Malaga cost in 2026?
The average asking price of homes for sale in Malaga city reached €3,938/m² in August 2026, against a Spanish average of €2,924/m²: buying in the city costs about 1,014 euros more per square metre than in the country as a whole. Even so, Malaga is rising more slowly than the national average, which climbed 12.5% over the same year.
The slowdown is continuing: in October Malaga city's annual rise stood at 3.4%, one of the lowest among Spain's provincial capitals. It is a ceiling effect rather than a lack of demand: prices are already running up against what many local buyers can afford.
Prices vary widely within the city. According to idealista, some districts are close to €5,000/m² while others still have homes listed below €3,000/m². The average is a useful reference, but the real price of a specific flat depends above all on the area, the floor, its condition and whether it has a terrace or parking.
In our own catalogue the median for Malaga is higher, €4,977/m², because it includes new builds and upmarket homes with views. The middle half of our Malaga listings sits between €3,688 and €6,667/m², according to our November 2026 market report.
What flat can you buy in Malaga on your budget?
The table converts each budget into square metres using two references: idealista's average for the city and the median of our catalogue. It is a rough calculation on asking prices, before any negotiation.
| Budget | At €3,938/m² (idealista average) | At €4,977/m² (EVS median) |
|---|---|---|
| €200,000 | ≈ 51 m² | ≈ 40 m² |
| €300,000 | ≈ 76 m² | ≈ 60 m² |
| €400,000 | ≈ 102 m² | ≈ 80 m² |
| €500,000 | ≈ 127 m² | ≈ 100 m² |
In practice, 200,000 euros mainly buys a studio or a small one-bedroom flat, often in need of renovation or away from the centre. Between 300,000 and 400,000 euros you start to find two- or three-bedroom family flats in established areas, and above 500,000 euros penthouses, new builds and sea-view flats come into play.
How much do you need to add in costs when buying a flat in Malaga?
On top of the price come taxes and conveyancing costs. In Andalusia a resale home pays 7% transfer tax (ITP), while a new build pays 10% VAT plus 1.2% stamp duty (AJD). Notary, land registry and agency fees usually add up to between 1,500 and 3,000 euros.
| €300,000 flat | Resale | New build |
|---|---|---|
| Purchase tax | ITP 7%: €21,000 | VAT 10% + AJD 1.2%: €33,600 |
| Notary, registry and agency | ≈ €2,000 | ≈ €2,000 |
| Approximate total | ≈ €23,000 (7.7%) | ≈ €35,600 (11.9%) |
If the flat will be your main home and is worth up to 150,000 euros, ITP drops to 6%, and to 3.5% for buyers under 35 within the same limit. The regional government has announced a general rate of 6.75% for 2027, pending approval in the regional budget. If you need a mortgage, also allow for the valuation and a deposit that normally covers at least 20% of the price.
Malaga city or a Costa del Sol town?
Malaga city offers jobs, a university, high-speed rail, an airport minutes away and year-round services. The trade-off is scarce supply and strong competition for every flat. If you work remotely or want a second home, towns in the metropolitan area and along the coast can give you more space for the same money, or the opposite if you want to be by the beach.
| Town | Median €/m² (EVS, Nov 2026) | Median price |
|---|---|---|
| Malaga | €4,977 | €625,800 |
| Fuengirola | €5,314 | €549,000 |
| Benalmádena | €4,569 | €630,000 |
| Torremolinos | €4,468 | €500,000 |
| Rincón de la Victoria | €3,945 | €539,000 |
| Alhaurín de la Torre | €2,883 | €749,000 |
| Vélez-Málaga | €2,823 | €490,000 |
Torremolinos and Benalmádena, right next to the city and on the commuter rail line, are somewhat cheaper than Malaga per square metre. Rincón de la Victoria is the beach alternative to the east, and inland, in towns such as Alhaurín de la Torre, the price per square metre drops sharply, although large houses dominate there, which is why the overall median price is high.
How do you choose an area to buy a flat in Malaga?
- Decide on the use: living there all year, remote working, long-term letting or a second home. Each use rewards different things.
- Measure real rush-hour journeys to work, school or the airport, not the distance on the map.
- If you are thinking of holiday letting, check the rules first: Malaga has restricted new holiday-rental licences.
- Compare the asking price with recent sales on the same street or in the same building, and with the valuation if you will need a mortgage.
- Check the community of owners: pending special levies, lift, condition of the facade and monthly fees.
