La vivienda usada marca otro récord en octubre: Málaga capital modera su subida al 3,4 %

House prices in Malaga city are up 3.4% over the last year, one of the most moderate rises in Spain, just as resale homes set a new national high of €2,955/m² in October 2026, 11.2% more than a year earlier according to the idealista index. The province, at €4,322/m², remains the fourth most expensive in the country.

How much does a resale home cost in Spain in October 2026?

The resale square metre now stands at 2,955 euros, the highest level since idealista started measuring it in 2006. That makes 22 consecutive months of double-digit annual rises, and October was livelier than the months before it: prices climbed 0.9% compared with September and 0.8% over the quarter.

The change of pace is striking. At the end of September the market seemed to have stalled at the top, at €2,930/m² and a monthly gain of just 0.2%. October breaks that calm and confirms that, nationally, demand is still pushing prices up.

It is worth remembering what this index measures: asking prices, what sellers request in their listings, not final sale prices. Since July 2026 idealista has excluded holiday and seasonal lets and filters outliers more strictly, and it has recalculated the whole historical series with that method, so comparisons with previous years are like for like.

The key figures from the idealista index in October

Area Price (€/m²) Annual change
Spain 2,955 11.2%
Andalusia 2,968 9.8%
Málaga province 4,322 Not reported
Málaga city Not reported 3.4%
Balearic Islands 5,619 4.2%
Madrid city 6,427 1.3%
San Sebastián 6,635 -0.3%

Why is Málaga city rising more slowly than the rest of Spain?

At 3.4% a year, the city is among the three capitals with the smallest rises, alongside Madrid (1.3%) and Palma (3.3%). San Sebastián, the most expensive in the country, is the only one already showing a slight fall. In September Málaga was still growing at 4.1%, so the slowdown continues month after month.

This is not a lack of interest but a ceiling effect. The markets that rose most in recent years are now running up against what buyers can afford, while the big increases are moving to cities that are still affordable: Teruel (+26.9%), Ciudad Real (+20%) or Pontevedra (+19.4%).

The province tells a different story. At €4,322/m², practically the same as in September, only the Balearic Islands, Madrid and Gipuzkoa are more expensive. Andalusia as a whole is up 9.8%, below the Spanish average, although its average price is now slightly above the national figure.

What is the average house price on the Costa del Sol?

To bring the national figure down to earth, we compare it with our Costa del Sol market report, which calculates the median asking price per town every month from more than 8,400 homes for sale. In November 2026 the coastal median is €4,744/m², 1.6 times the Spanish average for resale homes.

Town Median (€/m²) Times the Spanish average
Marbella 6,053 ×2.0
Benahavís 5,635 ×1.9
Fuengirola 5,314 ×1.8
Malaga 4,977 ×1.7
Estepona 4,825 ×1.6
Benalmádena 4,569 ×1.5
Torremolinos 4,468 ×1.5
Mijas 4,317 ×1.5
Casares 3,591 ×1.2
Manilva 3,398 ×1.1
Costa del Sol (overall) 4,744 ×1.6

A word of caution when comparing: our figures are median asking prices from our own catalogue and include both new builds and resales, whereas idealista measures resale homes only and uses averages. What matters is the relative picture: on the coast prices have levelled off, and the overall median has barely moved since October (€4,738/m²).

What does it mean for anyone looking to buy on the Costa del Sol?

  • Less urgency than a year ago: in the most expensive markets growth is slowing and there is room to compare and negotiate calmly.
  • Prices are not falling: slower growth is not a decline, and the province remains at record levels, so waiting for a sharp drop is not a realistic strategy.
  • Big differences between towns: from Manilva to Marbella the price per square metre almost doubles, so choosing the right area matters more than timing.
  • Asking price versus final price: listings set the ceiling; the valuation and the negotiation decide what you actually pay.

In short

Resale homes remain at record highs in Spain, but Málaga city is entering a calmer phase, with single-digit growth and stable asking prices along the coast. It is a good time to buy with the data in hand.
