- Nueva Andalucía: the golf valley behind Puerto Banús. It has the largest supply of apartments and prices slightly below the Marbella average.
- San Pedro de Alcántara: a town with its own year-round life, schools and services. It suits families and people moving to live here, not just holidaymakers.
- Elviria, Cabopino and the east side: residential developments next to wide beaches, quieter, with lower prices per square metre than in the west.
- Reserva de Marbella, Altos de los Monteros and Guadalmina Alta: the lowest prices per square metre in the table, often with views in exchange for relying more on the car.

How to buy an apartment in Marbella as a foreigner
A foreigner buys in Marbella under the same rules and taxes as a Spanish buyer. The usual steps are:
- Get your NIE, the foreigner identification number required by the notary, the bank and the tax office.
- Open a Spanish bank account and, if needed, apply for a mortgage: banks usually lend non-residents a lower share of the price.
- Check the property: Land Registry extract, community fees and IBI arrears, licences and the condition of the development.
- Sign the reservation and the deposit contract (arras), usually with a 10% deposit.
- Sign the deed before a notary, pay the taxes and register the purchase at the Land Registry.

It pays to choose one that knows the specific area, speaks your language, shows you real prices in the development and stays with you until the notary. At EVS Property Group we work in Spanish, English and Russian from our office in Benalmádena.
