Buying a house in Estepona

Estepona offers almost every type of house found on the coast, and the area sets the character of each one. To the east, the New Golden Mile —El Paraíso, Atalaya, Cancelada, Bel Air, Selwo— gathers villas and townhouses in golf communities close to Marbella. In town there are whitewashed houses in the old quarter; to the west, villas and semi-detached homes around Valle Romano and Estepona Golf; and inland, the odd country house with land on the slopes of Sierra Bermeja.

The typical house has 223 m² of built area on a plot of around 768 m² and three bedrooms, although villas usually have four or more. There is a private pool at 242 of the 494. 224 come with sea views. The range runs from village houses to renovate to contemporary villas worth several million euros in El Paraíso. Before you start, decide what matters most: walking to the beach and amenities, your own garden and pool, or the calm of the countryside.

Each area has its own logic: the east is about ten minutes from Puerto Banús and three quarters of an hour from Málaga airport; the town has year-round services —a market, health centres, schools— and life outside the season; the quieter west is about twenty minutes from Sotogrande; and the countryside means driving everywhere in exchange for land and silence.

Can I buy a country house or estate in Estepona?

Yes, although the choice is small compared with villas and townhouses. Before reserving, check the planning status: many country houses stand on rustic land and need a licence or recognition as asimilado a fuera de ordenación (AFO) to be registered and mortgaged without problems. Also check the access road, the water supply —well or mains—, the electricity connection and the real driving time to the coast.

How does EVS help with a house search in Estepona?

First we help you narrow down the area —east, town, west or inland— to suit your daily routine, your budget and whether you want a villa, a townhouse or a country house. Then we group viewings by area so you can see several houses in a single day and, before you make an offer, we check the paperwork of the one you choose together with your lawyer.
