Buying a villa in Estepona

A large share of Estepona’s villas is on the New Golden Mile, where the municipality meets Benahavís and Marbella. El Paraíso —an estate straddling Estepona and Benahavís, laid out around its golf course— and Atalaya stand out, and on the same stretch lies El Campanario, with frontline golf villas. Costalita still has Andalusian villas a few metres from the beach, and the El Velerín area has houses with more land; Valle Romano lies to the west, and above the town rise the hills of Los Reales, on the slopes of Sierra Bermeja.

The typical villa has 341 m² of built area on a plot of around 1,035 m² and, usually, four bedrooms; 200 of them have their own pool. Two styles sit side by side: the classic Andalusian villa, with terracotta roofs, arches and a mature garden —sometimes in need of updating—, and the contemporary villa with clean lines and large windows, several completed in the last few years. The sea is visible from 122 of them. Most buyers are families, also drawn by the international schools in the area.

From El Paraíso and Atalaya, Puerto Banús is about ten minutes away and Málaga airport around three quarters of an hour; from Valle Romano and Los Reales, Estepona town centre is close by and Sotogrande nearer. Also budget for the upkeep of the garden and pool and, in gated estates, the community or estate maintenance fees.

Villa by the sea, on the golf or in the hills?

Close to the sea, in Costalita and the communities south of the A-7, you can walk to the beach, although supply is limited. On the golf —El Paraíso, Atalaya, El Campanario or Valle Romano— established estates with mature gardens and services nearby are the norm. In the hills of Selwo and Los Reales you gain peace and open views, but you will depend on the car for everything.

Which documents should I check on a resale villa?

Ask for the land registry extract (nota simple) and the cadastral certificate, and check that the registered built area matches reality: unlicensed extensions, enclosed porches or pool houses are not unusual in older villas. Also confirm the occupancy licence and, if the house stands on rustic land, that it has been recognised as asimilado a fuera de ordenación (AFO). At EVS we go through these documents with you before you make an offer.
