Buying a new-build property in Fuengirola

Fuengirola has almost no free land left, and that shapes its new builds. In the centre, small buildings of just a few homes go up on individual plots a short walk from the promenade and the marina, while larger developments take the last pieces of land on the hills: Reserva del Higuerón, at the eastern end next to Benalmádena, and upper Torreblanca, with low-rise complexes and open sea views. Carvajal and Los Pacos complete the offer.

Two- and three-bedroom apartments of around 89 m² dominate, with large terraces and communal areas with a pool and often a gym or wellness area; at the other end are luxury semi-detached and single-family homes in Torreblanca and Reserva del Higuerón. 32 of the 44 homes have sea views. Some are sold off-plan, with staged payments as construction progresses, and others are finished and ready to move into.

Weigh up the location carefully: a new building in the centre puts the beach, shops and train on your doorstep but with limited communal areas; on the hills you gain pools, gardens and views, and will nearly always need a car. As it is a first transfer, you pay 10% VAT and 1.2% stamp duty (AJD) instead of transfer tax.
