Buying a new-build property in Marbella
New builds in Marbella come in two forms. On one side are the complexes of flats, duplexes and penthouses reshaping the west of the municipality, especially in San Pedro de Alcántara and around Nueva Alcántara, between the town and Puerto Banús. On the other are contemporary villas built one by one in Altos de los Monteros, on the Golden Mile, in Cortijo Blanco or Marbesa, sometimes on the plots of older houses. In Marbella East, Cabopino and Elviria stand out.
Flats usually have two or three bedrooms, parking, a storage room and a shared pool, and duplex penthouses add a solarium; villas, with four or five bedrooms, come with a pool, home automation and sometimes a lift and spa. That is why the median size, 307 m² of built area, mainly reflects the villas. 43 of the 59 homes have sea views. Many are sold off-plan, with staged payments until completion.
As a first transfer, you pay 10% VAT and 1.2% stamp duty (AJD) instead of transfer tax; for a villa that has been fully renovated but is not new, check with your lawyer which regime applies. During construction it is worth visiting the site and, at handover, going through every detail with a snagging list before signing. Also make sure the home has its occupancy licence or the declaration that replaces it.
