Buying a new-build property in Mijas

New-build activity in Mijas revolves around La Cala. By the sea, La Cala de Mijas has apartment complexes close to the beach, while inland the area around La Cala Golf is a resort zone in full growth, with apartments, townhouses and villas around its three courses. Las Lagunas, the urban district right next to Fuengirola, has new apartment buildings for year-round living, and in El Chaparral and Riviera del Sol small groups of villas and townhouses with sea and golf views come up.

Three-bedroom homes are the most common, followed by two-bedroom ones, and the typical new home has around 124 m² of built area. Sea views are advertised for 57 of the 105. Developments usually include a communal pool, parking and a storage room, and villas normally have a pool of their own. Many are sold off-plan: you reserve, sign the contract with a first payment and pay the rest in stages during construction, up to handover.

When buying off-plan, insist that every payment on account is secured by a bank guarantee or an individual insurance policy and paid into a dedicated account for the development, and check that the developer holds a building licence. On completion, the home must carry ten-year structural insurance (seguro decenal). The first sale is taxed at 10% VAT plus 1.2% stamp duty (AJD), instead of the transfer tax paid on resales.
