Buying a house in Nerja

Nerja is the easternmost municipality on the Málaga coast, right on the border with the province of Granada: a white town on the cliffs, with the Balcón de Europa, beaches such as Burriana, Calahonda and El Salón, and the Sierra de Almijara rising just behind. The town is compact, and houses are spread between Andalusian-style communities with gardens and shared pools, such as Capistrano, villas on the slopes around the town and the odd village house in the streets of the centre.

Houses in Nerja are relatively compact: around 175 m² of built area and a plot of about 241 m², usually with three or four bedrooms and terraces designed for looking out to sea. Right now, 25 of the 31 enjoy sea views. 17 of them have a private pool. It is a very international market, with northern European buyers who live here all year or for long seasons. Bear in mind slopes and stairs: many houses are built on several levels.

The area around the Parador and Burriana lets you stroll to the Balcón de Europa and the beach; Capistrano, on the hills east of the centre, is a village-style community with gardens and several shared pools; and villas on the outskirts gain views and peace at the cost of relying on the car. Maro and the Nerja Caves are about five minutes away, Frigiliana ten and Málaga airport just under an hour.

What is Capistrano and what kind of houses does it have?

Capistrano Village is a community of white Andalusian-style homes —townhouses, semi-detached houses and small villas— built on the hills east of Nerja’s centre, near Burriana beach. It has communal gardens and several pools, and many houses enjoy views of the sea and the mountains. When buying there, check the community fees and what services they cover.

Can I let my house to holidaymakers in Nerja?

Nerja is a long-established holiday destination and seasonal letting is common. If you are buying with that in mind, check that the community and municipal rules allow holiday lets and that the property can be entered in the Andalusian Tourism Register (Registro de Turismo de Andalucía). In communities with their own statutes, read them carefully. At EVS we help you review these points before you reserve.
