Buying a house in Mijas

In Mijas, the word “house” covers almost everything. On the coast —Riviera del Sol, Calahonda, La Cala de Mijas, El Chaparral— townhouses and villas in urbanisations near the sea dominate; inland, La Cala Golf and Mijas Golf add villas and semi-detached homes beside the courses; on the slopes rising towards the village there are villas on large plots and Andalusian country houses, as in Lomas de Mijas; and in the old quarter of Mijas Pueblo, some 430 metres above sea level, whitewashed village houses line steep, narrow streets.

The typical house has three or four bedrooms and around 250 m² of built area on a plot of about 800 m², although the figures vary widely between an urbanisation townhouse and a hillside villa. Of the 528, 321 have their own pool. Villas make up most of the offer; townhouses and semi-detached homes are the most affordable way in, while fincas and village houses are a small minority with plenty of character.

A village house brings neighbourhood life, with Plaza de la Constitución, bars and shops on foot, in exchange for narrow streets and little parking; a townhouse offers a communal pool and low upkeep; a villa, privacy and a garden; and a finca, land and silence in return for more time in the car. From almost anywhere in the municipality, Fuengirola is fifteen to twenty minutes away and Málaga airport less than forty.

What should I check when buying a finca or country house in Mijas?

First, the land classification and the legal status of every building, pool included: on rustic land, anything built without a licence should have a declaration of “asimilado a fuera de ordenación” (AFO). Then the services —whether water comes from the mains or a well, and whether there is mains drainage or a septic tank— and the state of the access road. At EVS we gather the land registry extract, the cadastral record and the planning information before any offer.

Can I renovate a village house in Mijas Pueblo?

Yes, but find out what the town hall will allow before you buy: in the old quarters of white villages, planning rules usually set the façade colour, the type of roof and the height. Ask for the planning information on the house, have a surveyor check the walls, roof and installations, and work out the cost of the works before committing.
