Buying a house in Marbella

House hunting in Marbella starts with a choice of format: a detached villa, which makes up most of the offer, or a townhouse or semi-detached home in a community with shared areas. Each area has its own character: Nueva Andalucía is the golf valley and has the most houses; the Golden Mile and Sierra Blanca combine proximity to the sea with hillside communities; San Pedro de Alcántara and Guadalmina bring a small-town feel and golf; and Marbella East, pine woods and beaches.

The medians —326 m² of built area and 938 m² of land— hide a wide range: from three-bedroom townhouses with a small garden to villas with six or more bedrooms on plots of several thousand square metres, although four or five bedrooms are the norm. 531 of the 858 houses have a private pool. 411 have sea views. Most buyers are families moving to Marbella for the climate, the international schools and the nearby airport, along with second-home owners who want outdoor space.

To decide, think about your daily routine: to walk to the beach or restaurants, look at the Golden Mile, Puerto Banús or central San Pedro de Alcántara; for golf and quiet, Nueva Andalucía or Guadalmina; and for land and nature, El Rosario, Elviria and the hills of Marbella East. With school-age children, time the real journey to school at rush hour, when the A-7 gets congested.
