Buying a penthouse in Mijas

A penthouse in Mijas is above all about outdoor living: a large terrace or a solarium with views of the sea, the mountains or the golf course. Calahonda and La Cala de Mijas account for a good share of the offer, in gated complexes near the beach —some right on the seafront—, followed by the communities of Mijas Golf, Miraflores (Riviera del Sol), Calanova Golf and La Cala Golf. Now and then one comes up in the old quarter of Mijas Pueblo, with a roof terrace overlooking the whole coast.

Three-bedroom penthouses are the most common, followed by two-bedroom ones, with around 108 m² of built area plus the terrace, which often works as an extra living room. 93 of the 128 look out to sea. In duplex penthouses, an internal staircase leads up to a bedroom or a private solarium. They appeal to couples and buyers looking for light, privacy and views, with no neighbours above and no garden to tend.

When viewing, check the orientation of the terrace —south-facing gives winter sun, but in summer it calls for an awning or pergola—, whether the lift reaches the top floor and how private the terrace is from neighbouring buildings. If it has been glazed in, make sure the enclosure has the community’s consent and a municipal licence. In Calahonda and La Cala the beach is within walking distance or a short drive; in the golf communities, calm and views over the fairways come first.
