49 penthouses and duplex penthouses, mostly in La Duquesa —by the marina, near the golf course or on hillsides such as Princesa Kristina and Duquesa Village—, the majority with sea views, priced from €215,000.
Many communities in Manilva climb the hills rising from the coast, and a penthouse is the surest way to secure open views: from the top floor you can see the sea, the Rock of Gibraltar and, when visibility is good, the mountains of North Africa. Most of the offer is in La Duquesa, though penthouses also come up in Aldea Hills, Sabinillas and Bahía de las Rocas, towards Punta Chullera.
The typical penthouse has two bedrooms and around 110 m² of built area, but what sets it apart is the terrace: a long, narrow balcony is not the same as a corner terrace or a private rooftop solarium. In duplex penthouses, common on the hillsides, the upper floor is usually given over to the main bedroom or the solarium. They appeal to couples and European buyers looking for light and outdoor space for long stays, and to residents who would rather have no neighbours above.
Before you decide, go up to the terrace at different times of day: south- and south-west-facing terraces get the most light, and the levante, the easterly wind common near the Strait, is felt more on exposed terraces. Also check whether there is a lift to the top floor and who pays for waterproofing the roof. From any of these communities, the marina and the beach are less than ten minutes away by car.

Ask for the land registry extract (nota simple) and the title deeds to find out whether the solarium belongs to your home or is a shared element for your exclusive use, as that determines who pays for its upkeep. Check the condition of the waterproofing and ask whether any glass enclosure of the terrace has community approval and a municipal licence: unauthorised enclosures can cause problems when you sell. At EVS we go through these points with you before you reserve.
It separates living and sleeping areas and usually adds a solarium or a second terrace on the upper floor, giving more outdoor space for the same number of bedrooms. On the other hand, it has internal stairs —worth weighing if you plan to live there for many years— and the upper floor gets warmer in summer, so look at the insulation and air conditioning on both levels.
