Buying a house in Atalaya

Atalaya is the first part of Estepona you reach coming from Marbella: it sits on the New Golden Mile by the border with Marbella, at the foot of the road that climbs to Benahavís. It is built around the two Atalaya Golf courses, the Old Course and the New Course, and runs down to the sea on the south side of the A-7. This is a settled residential area with shops and restaurants close at hand and international schools nearby, much sought after by families.

The typical house has 196 m² of built area on a plot of around 471 m², with three or four bedrooms. 16 of the 41 include a private pool. There are Andalusian villas from the early developments, some half-renovated or due an update; brand-new contemporary villas, sometimes in boutique communities of just a few homes; and townhouses in complexes with gardens and a shared pool, such as Serene Atalaya. 9 have sea views, mostly from the higher ground.

Daily life is easy: San Pedro de Alcántara is about five minutes away, Puerto Banús about ten, central Marbella about twenty and Málaga airport around three quarters of an hour. Within Atalaya, the beach side lets you walk down to the sea, while the golf side, set higher up, is quieter and looks out over the courses.

Is Atalaya in Estepona or Marbella?

It belongs to the municipality of Estepona. It borders the municipality of Marbella —Guadalmina and San Pedro de Alcántara are a few minutes away— and Benahavís, and some listings present it as part of “Marbella’s New Golden Mile”. The municipality matters: it determines the IBI property tax, licences and planning rules. Some communities near the Benahavís road already fall within that municipality, so check the cadastre to see which one each house belongs to.

Villa to renovate or brand-new villa in Atalaya?

Atalaya has both. Andalusian villas from the early developments usually have mature gardens and good locations, and let you adapt the house to your taste; before buying, ask an architect to assess the structure and what the planning rules allow in terms of extending or altering it. Brand-new villas spare you the building work and the wait, and come with the legal guarantees of a new home.
