Buying a house in Benahavís

Benahavís is a white village overlooking the Guadalmina river gorge, about seven kilometres from the coast, with a large municipal area that reaches almost down to the motorway. That is why ‘house’ means very different things here: village houses on its steep streets, townhouses in golf communities, villas in the hills of El Madroñal, El Herrojo, Monte Mayor or La Zagaleta, and a few cortijo-style estates.

A representative house has around 544 m² of built area and some 1,890 m² of land, with four to six bedrooms in most cases, as villas make up the bulk of the offer. 220 of the 280 come with their own pool. 204 of the 280 houses look out to sea. Some buyers want a practical townhouse close to schools and the coast; others, an estate with complete privacy. Be clear about how you will use the house before choosing the area.

If a country house on rustic land appeals to you, check that the building has a licence or has been formally recognised —for example, through an ‘asimilado a fuera de ordenación’ declaration— and how water, electricity and drainage reach it. In gated communities, ask about security and community fees. The village, known as the dining room of the Costa del Sol for its restaurants, is ten to fifteen minutes from San Pedro de Alcántara and Puerto Banús.
