Living in Marbella East

Marbella East is the stretch running from Río Real to Cabopino, some 12 km of coastline east of the centre. It is the quietest and greenest side of the municipality: pine woods that reach almost down to the sand, wide beaches and low-density urbanisations, without the urban intensity of the Golden Mile or the bustle of Puerto Banús. Those who choose this area are usually looking for exactly that: space and calm ten or fifteen minutes from the centre.

Each enclave has its own character. Elviria is the heart of the area and concentrates most of what it has to offer: award-winning beaches, supermarkets, restaurants and year-round services. Cabopino combines a small-scale marina with the Monumento Natural Dunas de Artola, a protected dune system that prevents the area from becoming densely built up. La Mairena climbs towards the foothills of Ojén: higher ground, slightly milder temperatures in summer and panoramic views of the sea and, on clear days, of Africa. Los Monteros and Río Real are established frontline locations with golf courses right next to the beach, while El Rosario, Marbesa, Costabella, Las Chapas and Bahía de Marbella are residential neighbourhoods of villas and townhouses where people live all year round.

The area works especially well for families. It is home to some of the Costa del Sol's leading international schools, there are several golf courses just a few minutes away (Río Real, Santa María, Cabopino, Marbella Golf) and there is direct access to the motorway, with Málaga airport just over half an hour away. Marbella town centre is close by, but far enough away that you do not notice it.

Buying property in Marbella East

Marbella East offers a broad and varied supply. By area, Elviria has by far the largest supply, followed by La Mairena, El Rosario and Cabopino. By type, there are apartments, houses and villas, plus a significant pool of building land that is rare in the rest of Marbella, and the price range is very wide, from small units or land up to frontline villas. That mix is what makes the area distinctive: you can buy in with very different budgets depending on whether you choose the frontline, an urbanisation set back from the coast or a building plot. At EVS PROPERTY GROUP we know the differences between neighbouring urbanisations, which can be considerable here, and we help you compare before making an offer.

Frequently asked questions about Marbella East

Which areas does Marbella East include?

From west to east: Río Real, Los Monteros, Bahía de Marbella, Costabella, El Rosario, Marbesa, Elviria, Las Chapas, Hacienda Las Chapas, Artola, Cabopino and, higher up, La Mairena. It is a market designation, not a municipality: administratively it all belongs to Marbella, except the upper part of La Mairena, which borders Ojén.

How much does it cost to buy property in Marbella East?

It depends heavily on the area and the type of property, as the price range is very wide. Apartments in established urbanisations set back from the coast start at significantly lower figures than frontline properties in Los Monteros or Río Real, where the highest-value villas are concentrated. The live market report on our website shows current median prices.

Which is better: Marbella East or the Golden Mile?

It depends on what you are looking for. The Golden Mile offers prestige, proximity to the centre and Puerto Banús, and the highest resale liquidity. Marbella East gives you more square metres and more land for the same money, much lower density and better beaches for everyday use. For living all year round with a family, the east usually wins; for high-turnover investment, the Golden Mile remains the benchmark.

Are there international schools in the area?

Yes, it is one of the area's main attractions and one of the reasons why many foreign families settle here rather than in the west of the municipality. There are international schools both around Las Chapas and Elviria and in La Mairena, offering different education systems.

Can you rent a home in Marbella East?

Yes. In addition to our sales portfolio, we manage homes for long-term rental in the area. Rental supply here is scarcer than in central Marbella, so it pays to move quickly when something suitable comes up.
