Buying a villa in Marbella East

In Marbella East, the big dividing line for villa hunters is the A-7, the old national road along the coast. To the south, on the beach side, lie Los Monteros, Marbesa, Las Chapas and lower Elviria: quiet streets a few minutes’ walk from the sea and a few frontline villas. To the north rise El Rosario, Hacienda Las Chapas, Cumbres de Elviria and, within the municipality of Ojén, La Mairena, with generous plots, pine woods and views over the coast.

Villas here have around 430 m² of built area on plots of about 1,184 m², and four or five bedrooms are the norm. 150 of the 174 have their own pool. 119 look out to sea. Andalusian-style houses built decades ago are common, many already renovated, alongside recent contemporary villas in higher areas such as Cumbres de Elviria. They attract families who live here all year and northern European buyers who value the calm and the greenery.

For everyday life, Elviria is the area’s service hub, with supermarkets, restaurants and pharmacies, and the Río Real, Santa María and Cabopino golf courses are a few minutes away. Central Marbella is a quarter of an hour by car, Fuengirola about twenty minutes and Málaga airport under forty, which helps if you travel often.

Beach side or hills: where should I look for a villa in Marbella East?

On the beach side —Los Monteros, Marbesa, Las Chapas or lower Elviria— you can walk to the sand, beach bars and restaurants, but check how far away the A-7 is, as the closest houses hear the traffic. In the hills —El Rosario, Hacienda Las Chapas, Cumbres de Elviria or La Mairena— you gain privacy, views and often more land, in exchange for relying on the car for almost everything.

What should I check when buying a resale villa in Marbella East?

Make sure the built area in the title deeds and the cadastral record matches reality: enclosed porches, basements or guest apartments added over the years are not always declared. Also ask for the energy performance certificate, check the condition of the roof, pool and installations, and find out whether the community charges a fee. At EVS we help you gather this paperwork before you make an offer.
