Home sales in Andalusia reached 12,111 transactions in June 2026, the highest figure of any autonomous region in Spain. Catalonia followed with 9,453, Valencia with 8,558 and Madrid with 7,056. Across the country 59,288 sales were signed, 1.6% more than a year earlier and the best June figure since 2007, according to Spain's National Statistics Institute.
Andalusia selling more homes than Madrid or Catalonia is not a statistical curiosity: it confirms that the centre of gravity of Spain's residential market has shifted south and towards the coast. And within Andalusia, the province of Malaga and the Costa del Sol are the main engine behind those numbers.
Which Spanish regions sell the most homes?
June's ranking leaves a very clear map. The top four regions account for just over 37,000 of the month's 59,288 transactions, and the top three all have a coastline. The weight of the coast in the Spanish market is no longer a nuance, it is the structure.
| Region | Home sales in June 2026 |
|---|---|
| Andalusia | 12,111 |
| Catalonia | 9,453 |
| Valencian Community | 8,558 |
| Madrid | 7,056 |
| Spain total | 59,288 |
Why does Andalusia top the ranking?
There is a basic explanation, which is size: Andalusia is Spain's most populous region and has almost a thousand kilometres of coastline. But size alone does not explain overtaking Madrid by nearly 5,000 transactions in a single month. What tips the balance is the combination of three sources of demand converging on the same territory.
- Local and replacement demand, which moves all year round and does not depend on tourism.
- Domestic second-home demand, above all from Madrid and northern Spain.
- International demand, which in the province of Málaga already accounts for around 37% of purchases according to the latest land registry data.
That third leg is the differentiator. Madrid and Catalonia have enormous markets, but they are fundamentally domestic and urban. Andalusia adds to its internal market a steady international flow concentrated above all on the Málaga coastline: Marbella, Estepona, Mijas, Fuengirola and Benalmádena operate as a market of their own within the Andalusian market.
Where did sales fall in June?
The national figure was positive, but not uniform: eleven regions sold more homes than in June 2025, five sold fewer and the Valencian Community came in exactly flat. The declines draw an interesting map.
| Region with a decline | Year-on-year change |
|---|---|
| Cantabria | -21.5% |
| Balearic Islands | -11.7% |
| Galicia | -7.7% |
| Basque Country | -5.5% |
| Extremadura | -1.6% |
The Balearic decline deserves a separate reading, because it fits what coastal housing reports were already flagging: the island market is the most expensive in Spain and is starting to show signs of price fatigue rather than fading interest. When a coastal market becomes unaffordable, transactions slow even though the demand is still there.
Inheritances and gifts: the market that never makes the headlines
Alongside sales, 206,138 property transfers were registered with the land registry in June, 7% more than a year earlier. And there is a detail that rarely gets discussed: transfers by inheritance grew 12.8% and gifts 14.4%, well above the 4.2% increase in properties transferred by sale.
| Type of transfer | Year-on-year change |
|---|---|
| Gift | +14.4% |
| Inheritance | +12.8% |
| Sale | +4.2% |
| Exchange | -1.4% |
In plain terms: more housing is reaching the market through succession rather than through purchase. Many of those inherited homes end up being sold months later, often between several heirs who cannot agree on a price. If that is your situation, an objective valuation stops being a formality and becomes the piece that prevents the dispute.
What this means if you are buying or selling on the Costa del Sol
- If you are selling, the timing is on your side: Andalusia leads national volume and June broke five consecutive months of decline. There are active buyers and financing is available.
- If you are buying, do not confuse volume with opportunity: a high number of sales does not mean cheap sales, it means competition for the good product.
- Look at the municipality, not the region: within Andalusia there are markets behaving in completely different ways.
- If you have inherited a property, get it valued before deciding anything. The rise in inheritances and gifts is bringing stock to the market and the asking price makes all the difference.
That last point is the one you notice most on the ground. According to our tracking of active supply in August 2026, the price per square metre on the Costa del Sol ranges from €5,952 in Marbella to €3,231 in Manilva, with Estepona at €4,674 and Mijas at €4,182. Within the same region, and less than an hour's drive apart, the gap exceeds 80%.
Andalusia leads Spain in volume, but that lead does not spread its effects evenly across municipalities. Frequently asked questions
Which Spanish region sells the most homes?
Andalusia, with 12,111 sales in June 2026, ahead of Catalonia (9,453), the Valencian Community (8,558) and Madrid (7,056).
How many homes were sold in Spain in June 2026?
59,288 sales were signed, 1.6% more than in June 2025 and the highest figure for that month since 2007. It broke a run of five consecutive months of year-on-year declines.
Why does Andalusia sell more homes than Madrid?
Because it combines three sources of demand in one territory: local, domestic second-home and international, which in the province of Málaga already accounts for around 37% of purchases. Madrid has a larger market by value, but a far more domestic and urban one.
Are property inheritances rising in Spain?
Yes. In June 2026 property transfers by inheritance grew 12.8% year on year and gifts 14.4%, well above the 4.2% recorded for transfers by sale.
Does this figure mean the market has already recovered?
Not entirely yet. June was positive, but the first half of 2026 is still down 2.6% on the same period last year. It is a clear change of tone, not a confirmed change of cycle.
