Median price and €/m² by town
The table covers the 12 towns with the largest active supply. We use the median (the middle value) rather than the average, because it reflects the real market better: a handful of luxury villas cannot skew the result.
| Municipality | Homes for sale | Median price | Median €/m2 |
|---|---|---|---|
| Marbella | 2,198 | €925,000 | €6,008 |
| Estepona | 1,393 | €638,000 | €4,713 |
| Mijas | 1,193 | €549,000 | €4,231 |
| Fuengirola | 690 | €575,000 | €5,530 |
| Benahavís | 646 | €1,187,500 | €5,478 |
| Benalmádena | 382 | €601,500 | €4,559 |
| Malaga | 362 | €650,000 | €4,958 |
| Manilva | 344 | €369,000 | €3,289 |
| Casares | 270 | €443,000 | €3,277 |
| Torremolinos | 151 | €539,000 | €4,423 |
| Coín | 125 | €440,000 | €2,356 |
| Ojén | 122 | €642,000 | €4,454 |
Three quick takeaways. First: Marbella accounts for almost one in four homes for sale and sets the market ceiling in €/m². Second: Benahavís has the highest median price (€1.19 million) due to its luxury villa and gated-community profile, although its €/m² remains below Marbella's. Third: the Manilva–Casares corridor and the inland belt (Coín, Alhaurín el Grande) still offer homes below €3,300/m², less than half of Marbella's level.
What is for sale: property types and their prices
| Property type | For sale | Median price |
|---|---|---|
| Apartment / flat | 3,449 | €490,000 |
| Villa / detached house | 1,812 | €1,772,500 |
| Townhouse / semi-detached | 1,220 | €625,000 |
| Penthouse | 917 | €695,000 |
| Plot / land | 768 | €595,000 |
| Country house / finca | 266 | €599,000 |
The apartment remains the dominant product (39% of supply) and the entry point to the market, with a median of €490,000. At the other end, the villa has consolidated as a luxury product: half of the villas for sale ask more than €1.77 million.
New builds: Estepona and Mijas lead
Of the 472 active new-build developments, Estepona (96), Mijas (93) and Marbella (64) account for more than half. This reflects the shift of development towards the western Costa del Sol and towards the expanding areas of Mijas. Benahavís (43) maintains its specialisation in high-end new builds.
Long-term rentals: median rents
| Municipality | Active rentals | Median rent |
|---|---|---|
| Marbella | 256 | €4,500/month |
| Estepona | 118 | €3,000/month |
| Mijas | 37 | €2,400/month |
| Benahavís | 32 | €4,348/month |
| Benalmádena | 12 | €3,050/month |
| Fuengirola | 12 | €2,627/month |
Long-term rental supply is scarce across the coast — 499 homes versus 8,877 for sale — and is concentrated in the mid-to-high segment. That scarcity supports rents and explains investor interest in stable residential letting.
What this means if you are buying or investing
- Budgets under €400,000: the best options are in Manilva, Casares, the inland belt (Coín, Alhaurín) and the Axarquía (Torrox, Vélez-Málaga).
- Between €500,000 and €700,000 almost the entire apartment and townhouse market opens up in Fuengirola, Benalmádena, Estepona and Mijas.
- For rental investment, the combination of median rents of €2,400–4,500/month and scarce supply favours buyers of lettable product close to amenities and the beach.
- In new builds, Estepona and Mijas offer the widest choice; in Marbella and Benahavís new builds are scarcer and higher-ticket.
Methodology
The data comes from the 9,376 active properties in the EVS Property Group portfolio as of 12 July 2026, fed by the Costa del Sol ReSales professional network. These are asking prices (not closing prices). We use medians for price and €/m²; the €/m² figure excludes plots and commercial premises and filters out unreliable floor areas. Towns with fewer than 30 homes for sale are not tabulated.
