Resale Home Prices Climb 15.8% in Spain: What It Means for Málaga and the Costa del Sol

La vivienda usada sube un 15,8% en España: qué significa para Málaga y la Costa del Sol

Spain's resale housing market closed June 2026 at a new all-time high: up 15.8% from a year ago, with an average price of €2,823/m². But behind the headline lies a two-speed market, and for anyone looking at Malaga or the Costa del Sol, the local reading matters more than the national average.

A two-speed market

The 15.8% rise hides huge differences. The most accessible markets lead with double-digit growth —Murcia (+21.1%) and Cantabria (+18.4%) at the front—, while the priciest capitals level off. Madrid, already above €6,000/m² (€6,013/m²), grew just 6.6%, far from the 25% of barely a year ago.

According to idealista spokesperson Francisco Iñareta, high prices have "withdrawn demand" and increased available supply in the most stretched markets. In other words: where housing is already expensive, the market is starting to breathe; where it is still affordable, it keeps rising strongly.

Andalucía and Málaga: solid growth, still-competitive prices

Andalucía rose 16.6% year-on-year, above the national average. Málaga —city and province— climbed 9.4% to €4,183/m². It is a healthy pace: less euphoric than Murcia, but with a price level well below Madrid or Barcelona. For the Costa del Sol, that combination —steady appreciation and still-competitive prices— is exactly what keeps drawing both lifestyle buyers and investors.

It is worth remembering that Málaga was one of 24 capitals (out of 52) that set a price record in June. The local market shows no signs of cooling.

What it means if you buy or invest on the Costa del Sol

A few practical takeaways from these figures:

  • Málaga is at or near record highs: waiting for a "dip" is a risky bet while demand stays strong.
  • At €4,183/m², the Costa del Sol still offers value versus Madrid (€6,013/m²), adding climate, sea and international demand.
  • In a two-speed market, choosing the right area and asset type is key: within Málaga, prices vary widely from one neighbourhood to another.
  • Foreign and lifestyle demand, together with limited quality supply, underpin prices: good for sellers, but it demands speed from buyers.

Conclusion

June's figures confirm what we see on the ground: the Costa del Sol keeps appreciating steadily, still below the priciest capitals and with demand that is not cooling.
