Buying a villa in Nueva Andalucía

In Nueva Andalucía villas occupy three kinds of ground: the edges of the Los Naranjos, Las Brisas and Aloha courses, small gated communities with a guardhouse, and the upper slopes, where the sea opens up ahead and La Concha rises behind. Being close to Puerto Banús matters as much as the golf: from most of them the marina and the beach are five to ten minutes away by car.

A typical villa offers 472 m² of built area on a plot of around 1,129 m². A private pool comes with 104 of the 114. Five- and four-bedroom homes dominate, many renovated or rebuilt in a contemporary style, although there are still Andalusian-style villas from the area’s early decades with scope for improvement. They appeal above all to international families who want schools, golf and services close at hand. Check the orientation —south and south-west facing homes get more sun and views—, the legal status of any extensions and whether the villa is genuinely frontline or separated from the course by a road.

Within the valley there are nuances: La Cerquilla and the area around Las Brisas are quiet streets of villas on generous plots; Aloha and Parcelas del Golf sit next to the shops and restaurants of Aloha; and the higher ground towards La Quinta gains views at the cost of a slightly longer drive. Central Marbella is about a quarter of an hour away and Málaga airport around forty-five minutes.
