Buying a villa in Marbella
Marbella’s villas fall into four main settings. Nueva Andalucía, the golf valley above Puerto Banús, has the most, around Las Brisas, Los Naranjos and Aloha and in enclaves such as La Cerquilla. Above the Golden Mile, Sierra Blanca, Cascada de Camoján and Altos Reales are gated, guarded hillside communities. To the west, Guadalmina combines golf and beach next to San Pedro de Alcántara, and to the east lie El Rosario, Elviria, Marbesa and Los Monteros, in Marbella East.
These are large houses, with around 446 m² of built area on plots of about 1,100 m² and usually four or five bedrooms. 457 of the 529 have a private pool. 262 enjoy sea views. 30 are new builds. Buyers include families settling in Marbella for the international schools and town life, and second-home owners looking for space. Beyond price, privacy, orientation and slope matter: hillside homes mean more steps and retaining walls.
Each area shapes a routine: from Nueva Andalucía or the Golden Mile, Puerto Banús and the town centre are ten to fifteen minutes away; Guadalmina and San Pedro de Alcántara keep golf, beach and village services at hand; and Marbella East, among the pine woods, is a little closer to Málaga airport. Also budget for running costs: gardener, pool maintenance, security, IBI property tax and, in gated communities, the community fee.
