Buying a plot in Marbella

Little undeveloped land is left in Marbella, and almost all of it lies within established communities with roads, street lighting and utility networks. The offer is concentrated in Marbella East —Elviria, El Rosario, Hacienda Las Chapas, Los Monteros and Altos de los Monteros—, where hillside plots remain among the pine trees; Nueva Andalucía, the Golden Mile, San Pedro de Alcántara and Guadalmina follow, and now and then a plot comes up in the town itself.

The median plot is around 1,535 m², and most are sold to build a villa; some include a basic or detailed architectural project, or even an approved building licence, which saves months of paperwork. 52 of the 104 have sea views. Buyers are families who want a made-to-measure home, architects and small developers. Before comparing prices, compare buildability: two plots of the same size can allow very different built areas under the local zoning rules.

Before reserving, ask the town hall for a planning certificate confirming that the land is urban and what the rules allow: buildable area, plot coverage, height and setbacks. On rustic land, building a new home is heavily restricted in Andalusia, so do not rely on the listing alone. Also check access, connections to water, electricity and sewerage and, on sloping plots, the extra cost of retaining walls and earthworks.
